ADA Requirements for Apartment Complex Parking Lots
ADA space counts are tied to total parking stalls — not unit count. Many apartment operators under-count accessible spaces as their lots expand. Here is what the code actually requires.
Space Count — ADA Table 208.2
1–25 stalls: 1 accessible. 26–50: 2. 51–75: 3. 76–100: 4. 101–150: 5. 151–200: 6. 201–300: 7. Each addition of 100 stalls adds 1 accessible space above 300.
Van Accessible — 1 in 6
At least 1 in every 6 accessible spaces must be Van Accessible with an 8-foot access aisle (not the standard 5-foot aisle), ISA stencil, and a Van Accessible sign at 60-inch minimum height.
Fire Lane Access
Fire lanes at apartment complexes must maintain a continuous 20-foot clear width. Red curb markings with FIRE LANE stenciling are required. Missing fire lane markings are a direct code violation and liability exposure.
Reserved & Visitor Zones
Numbered reserved spaces, visitor designations, and clear directional arrows reduce tenant conflicts and unauthorized parking. Stenciling is priced per stall as part of the restripe — no extra mobilization charge.

How many ADA spaces does a 100-unit apartment complex need?▼
ADA space requirements are based on total parking stalls, not unit count. Under ADA Table 208.2, a 100-stall lot requires 4 accessible spaces, a 150-stall lot requires 5, and a 200-stall lot requires 6. Of those accessible spaces, at least 1 in every 6 must be Van Accessible (ADA Standard 208.2.4). We calculate your exact count during a free on-site estimate.
Can you restripe our apartment lot without closing it to tenants?▼

We price fire lane markings at $0.75–$1.00 per linear foot. Placement and coverage requirements follow local fire code — we coordinate with the requirements specific to your property.
How much does it cost to mark reserved and visitor parking spaces?▼
Numbered reserved space stencils and 'VISITOR' stencils are priced per stall as part of the overall restripe — typically included in the $5–$7 per stall base rate. Custom stencil work (unit numbers, assigned resident designations) may add $1–$3 per stall depending on complexity. A $450 minimum trip charge applies to all jobs.
How often do apartment parking lots need restriping?▼
Multi-family residential lots typically need restriping every 2–3 years. High-traffic lots near entryways and fire lanes fade faster — often within 18 months under heavy use. St. Louis freeze-thaw cycles and road salt accelerate fading. If lines are no longer clearly visible at 50 feet or ADA stencils have grayed out, it is time to restripe.
